Straight answers

Do I have to find my own roommates?

No. Every room is leased separately. You're responsible for your room and your rent only — not anyone else's. We handle filling the other rooms.

What is actually included in the rent?

Electricity, water, gas, trash, high-speed WiFi, all furniture, kitchen equipment, washer and dryer, lawn care, and parking. The only thing not included is your own food and personal items.

How long is the lease?

We're flexible. Standard is the academic year (August through May), but we'll also do a 12-month term at the same rate, or a semester if that's what you need. Tell us what works.

Can I move in right now?

Yes. The house is furnished, cleaned, and ready. If you sign this week you can be in before classes start.

Is there a guarantor requirement?

If you don't have verifiable income, a parent or guardian co-signs. That's standard and takes about five minutes online.

What's the deposit?

$500 security deposit, refundable. First month's rent is due at signing. No application fee, no admin fee, no furniture rental fee, no utility setup fees.

Can I have friends over? Overnight guests?

Yes, it's your home. We just ask you keep it reasonable for your housemates and the neighborhood — no parties, quiet after 10pm on weeknights.

Do you allow pets?

Ask us. Small pets are considered case by case with an additional deposit.

Who handles maintenance?

We do, and we're local. Text us and we get it fixed. You never call a landlord who doesn't answer.
